Walk through any Indian city or village, and you’ll notice something striking: housing isn’t just about shelter. The way homes are clustered, the materials used, who lives next to whom, and even the layout of streets tell a deeper story about society, economy, climate, and politics. Housing patterns are essentially a physical map of how a community organises itself, what it values, and what pressures it faces. Understanding the forces behind these patterns helps explain why a fisherman’s hut in Kerala looks nothing like a haveli in Rajasthan, and why two families with similar incomes might still end up living in very different parts of the same city.

Social dimensions: How hierarchies shape where we live

Social structures have always been a powerful determinant of housing patterns. In India, caste, religion, community ties, and family systems continue to influence neighbourhood formation, even in modern urban centres.

Caste and community-based clustering

Despite decades of urbanisation and constitutional protections, caste continues to shape residential geography. A landmark study using neighbourhood-scale Census data found that Indian metros like Bengaluru, Chennai, Delhi, Kolkata, and Mumbai remain highly segregated, with population size showing no association with the extent of caste-based segregation. In fact, some of the largest cities are also the most segregated. Research tracking residential patterns between 2001 and 2011 revealed that caste-based residential segregation persisted or worsened in roughly 60 per cent of Indian cities, with smaller cities often showing higher levels of clustering than bigger ones.

This shows up in subtle and not-so-subtle ways. Many villages have distinct Dalit bastis on the outskirts, while urban areas often have unofficial “Brahmin colonies,” “Muslim mohallas,” or community-specific cooperative housing societies. Real estate listings sometimes openly mention community preferences, and informal networks influence who gets to buy or rent in certain neighbourhoods.

Family systems and household size

The structure of the Indian family also shapes housing design. Joint families, though declining, still influence the demand for larger homes with multiple bedrooms, a shared kitchen, and a common living space. Traditional homes in Tamil Nadu, Kerala, and Gujarat were built around courtyards specifically to accommodate extended families while ensuring privacy through internal zoning. As nuclear families become more common in metros, demand has shifted toward smaller apartments, studio units, and gated communities, fundamentally changing the skyline of cities like Bengaluru, Pune, and Gurgaon.

Religion and ritual influences

Religious practices also influence housing layouts. Vastu Shastra, an ancient architectural code, continues to guide home orientation, the placement of the kitchen, the pooja room, and even the main entrance. In many Muslim-majority neighbourhoods, homes are designed with internal courtyards and screened windows to ensure privacy, especially for women. These cultural codes don’t just shape individual homes; they shape entire neighbourhoods.

Economic dimensions: When wealth decides walls

If society writes the cultural script for housing, the economy writes the budget. Income levels, employment patterns, and access to credit determine whether a family lives in a high-rise apartment, a single-storey pucca house, or a one-room jhuggi.

Class segregation and the urban divide

Economic disparity is perhaps the most visible force shaping urban housing. Cities are increasingly divided into zones based on income: luxury enclaves with manicured lawns, middle-class apartment complexes, and informal settlements housing the urban poor. According to an OECD analysis, India’s housing market is highly fragmented, with weak property rights, costly land acquisition, and a small rental sector limiting supply, even as demand keeps rising. This fragmentation worsens economic segregation because affordable housing rarely gets built in well-connected areas.

The result is that low-income families are pushed to the urban periphery, where land is cheaper but jobs, schools, and hospitals are far away. Research on India’s urban housing shortage shows that informal settlements continue to expand as formal housing remains out of reach for a large share of city dwellers. Meanwhile, gated communities continue to grow, often with private security, power backup, and water tankers, essentially creating parallel infrastructure ecosystems within the same city.

Land prices and the affordability squeeze

Urban land prices have become the single biggest driver of housing patterns. In Mumbai, land costs can make up nearly 70 per cent of total housing development costs, far above the global average of 30 to 40 per cent. This pushes builders toward luxury developments where margins are higher, and squeezes out affordable housing supply.

For Economically Weaker Section (EWS) and Low-Income Group (LIG) households, the challenge is twofold: not just lower earnings, but also irregular income from informal employment that disqualifies them from formal mortgage products. As a result, many families end up in self-built homes in unauthorised colonies, slowly upgrading their structures over years or even generations.

Occupation-linked housing

The kind of work people do also shapes where and how they live. Fishing communities cluster along coastlines, farmers live near agricultural land, weavers build homes with attached looms, and IT professionals gravitate toward neighbourhoods near tech parks. Industrial townships like Jamshedpur and Bhilai were built around steel plants, with company-provided housing organised by hierarchy, executives in bungalows, workers in compact quarters.

Climate and materials: How geography builds the home

Long before air conditioners and concrete, Indian housing evolved as a brilliant response to local climate. Every region developed a distinct vernacular style using locally available materials and passive design techniques.

Coastal and tropical regions

In Kerala, traditional nalukettu homes are designed with sloping tiled roofs to manage heavy monsoon rain, central courtyards for ventilation, and laterite stone walls that stay cool in humid weather. In Goa and parts of coastal Karnataka, houses are often raised slightly to deal with flooding, with wide verandas providing shaded outdoor space. These adaptations weren’t aesthetic choices; they were survival strategies refined over centuries.

Arid and desert regions

In Rajasthan, especially in cities like Jaisalmer, traditional homes use thick yellow sandstone walls, narrow lanes that block harsh sun, and small windows with intricate jaali screens that allow ventilation without direct heat. Flat roofs are common because rainfall is minimal, and they double as evening living spaces when indoor temperatures are high. Architects working with traditional mud construction report that interiors of mud houses can stay 5 to 6 degrees Celsius cooler than the outside, a striking demonstration of climate-responsive design.

Hilly and earthquake-prone regions

In Himachal Pradesh and Uttarakhand, the Kath Kuni and Koti Banal styles use alternating layers of wood and stone with no mortar, giving the structures flexibility to withstand earthquakes. Sloping roofs handle snow loads, and tightly clustered settlements provide warmth and protection from cold winds. In the Northeast, especially in Assam and the riverine regions of Majuli, bamboo stilt houses called Chang Ghars protect against floods while staying lightweight and earthquake-resilient.

The shift to modern materials

Unfortunately, traditional materials are losing ground to concrete and brick, even in regions where they don’t perform well. Census data shows clay tile roofs dropped from 32.5 per cent in 2001 to give way to concrete roofs at 29 per cent by 2011, and operational energy use in modern dwellings can be up to 40 times higher than in vernacular homes. The aesthetic appeal of pucca concrete houses, combined with the perception that traditional materials are “inferior,” has accelerated this transition, often at the cost of thermal comfort and ecological sustainability.

Political dimensions: Housing as a policy and political tool

Housing is rarely just a domestic matter; it is also a political one. Governments build, subsidise, regulate, and sometimes weaponise housing to achieve broader political goals.

Flagship housing schemes

The most significant intervention in recent years is the Pradhan Mantri Awas Yojana (PMAY), launched on 25 June 2015 to provide pucca houses to all eligible urban households, with the original mission period extended to 31 December 2025. The scheme is split into PMAY-Urban for cities and PMAY-Gramin for villages, and official communications note that 4.21 crore houses were sanctioned under the scheme, with the Cabinet approving an additional 3 crore houses in June 2024. PMAY replaced earlier schemes like the Indira Awaas Yojana, which was launched in 1985 and originally targeted Scheduled Castes, Scheduled Tribes, and minority populations.

Voter targeting and political optics

Housing schemes are often timed and designed with electoral calculations in mind. Announcements of new beneficiaries, ground-breaking ceremonies, and house handovers frequently spike before elections. In one notable instance, the Madhya Pradesh government installed special ceramic tiles embossed with images of the Prime Minister and the Chief Minister at the entrances and kitchens of PMAY homes, a move the High Court intervened against following a petition. The opposition called it a ploy to influence voters ahead of assembly polls, while the ruling party defended the practice.

Such examples highlight how housing policy can blur into political branding. Beneficiary lists are sometimes shaped by political proximity, and certain constituencies receive disproportionate attention based on electoral importance rather than housing need.

Urban planning, evictions, and displacement

Political decisions also shape who gets to stay in a city. Slum demolitions, “beautification” drives ahead of international events, and redevelopment projects often displace vulnerable communities without adequate rehabilitation. Conversely, regularisation of unauthorised colonies, often timed before elections, can grant legal status to settlements that were previously denied basic services. These decisions fundamentally alter housing patterns across entire cities.

Land laws and zoning regulations

Floor Space Index limits, zoning rules, and rent control laws are also political tools. Strict FSI limits in cities like Mumbai keep buildings short and land prices high, while liberal FSI in Hyderabad and Bengaluru has enabled vertical growth. Rent control laws, originally designed to protect tenants, have in many cases discouraged landlords from maintaining or renting out properties, contributing to housing shortages even as vacant homes exist.

The intersection: When all factors collide

What makes Indian housing fascinating is that these forces don’t operate in isolation. A coastal village in Tamil Nadu might still have caste-segregated lanes (social), with fisher families living in cheaper land near the shoreline (economic), using palm-leaf roofs that suit the humid climate (climate), and receiving PMAY-funded concrete homes that may not match local conditions (political). Each factor shapes the others, creating housing patterns that are layered, contested, and constantly evolving.

Modern challenges like climate change, rapid urbanisation, and rising inequality are putting traditional housing patterns under stress. Coastal homes face rising sea levels, hill settlements deal with landslides, and informal urban settlements expand into floodplains because that’s the only land they can access. Understanding the factors that shape housing is no longer just an academic exercise; it’s central to building cities and villages that are equitable, resilient, and humane.
